The Government is seeking a fully serviced lease up tofive (5) years with termination rights for approximately 1,000 Gross Square Feet and a minimum of 950 Net Square Feet of space within the Delineated Area set forth below in Everett, WAfor an Armed Forces Flight Officeto include base rent, CAM, utilities,janitorial, and parking. In making this determination, the government will consider, among other things, the availability of alternate space that potentially can satisfy the governments requirements, as well as costs likely to be incurred through relocating. The U.S. Government is self-insured, a security deposit is not applicable. Offeror must be willing to provide a fully serviced space to include real estate taxes, building insurance, common area maintenance, electrical, internet, Wi-Fi, approved trash collection, and provide janitorial services two (2) days a week which are included in the base rent. This Lease shall havenumber (1) reserved parking stalls for government purposes located in the approved parking area and the Lessor shall provide an approved parking exhibit. In the event parking becomes an issue, Tenant reserves the right to require Landlord to provide un-reserved parking stalls for government purposes. At Landlords expense, Landlord shall add pedestrian walkways from said parking lot to Tenant's space/building. Offered space must meet Government requirements pursuant to the terms of the Government Lease. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement. The leased premises needs to be located adjacent to identified streets and delineated area shall not extend beyond the streets listed as follows: The Government requests Space in Everett, WA in an area bounded as follows: North: SR 529 South: 128th St SW East: HWY 35th Ave SE West: SR 529 After the receipt of initial offers, the named Realty Specialist or other authorized representative will conduct negotiations on behalf of the Government. Verbalor written negotiations will be conducted with Offerors that are within the competitive range.The competitive range, which will be established by the Realty Specialist, will be based on lease costs and other award factors stated in this solicitation.All Offerors will be included that have a reasonable chance of being selected for award.Negotiations are considered closed at the due date and time of best and final offers.
